Core drilling, trenching, or deep pit excavation for hydraulic lifts and alignment racks requires floor-penetration scanning (GPR) to identify post-tension cables or utility lines before cutting. All lift anchor installations must strictly follow manufacturer torque and concrete PSI requirements.
Environmental Spill Protection & Separator Maintenance
All shop floor drains must route directly through a certified oil-water separator before discharging into municipal sewers. No petroleum products, solvents, or coolant may be poured into standard drains. Secondary containment basins are mandatory for all bulk fluid tanks.
Vehicle Exhaust Extraction & Air Quality Controls
All vehicle bays designated for active engine testing must feature working overhead or under-floor exhaust extraction systems connected directly to exterior discharge stacks. Paint spray booths must include carbon filtration and vertical roof stacks compliant with air quality regulations.
High-Voltage EV Charging & Electrical Safety
Installation of EV chargers and battery service stations must include dedicated physical protection barriers (bollards) and comply with local utility transformer capacity rules. High-voltage work must be performed by certified industrial electricians.
As-Built Submissions & Environmental Permits
Tenant and Contractor commit to delivering one complete set of final CAD and PDF "As-Built" drawings, an executed municipal Certificate of Occupancy, and official Environmental Agency permits within thirty (30) calendar days of facility opening.
